Fluent Architectural Design is a residential design practice based in Surrey, working with homeowners across London, Berkshire, Hampshire and the South East. We specialise in house extensions, loft conversions, new-build homes, planning applications and building regulation drawings.

How much does it cost to get architectural drawings?
Our fixed-fee packages start from around £1,500 for planning drawings on a standard extension. The exact price depends on project size and complexity. get in touch and we'll give you an exact figure with no hidden extras.
How do you make sure my project gets approved by planning?
We research local planning policies, review precedents in your area, and design with approval in mind from day one. Our 95% success rate speaks for itself.
Do I actually need planning permission for my extension?
Many single-storey rear extensions fall under Permitted Development and don't need a formal planning application. But you still need accurate drawings and may need a Lawful Development Certificate. We'll tell you exactly what's required during your free consultation.
