Transforming a first-floor maisonette into a two-storey property.
Our Brief; design a large loft conversion to create space for a master suite and study.
As this property was a maisonette our designers were faced with the challenge of designing a dormer and loft conversion to comply with a full planning application (householder) rather than the less stringent permitted develop rights. One of largest restrictions with submitting a concept under this type of application is the size as it is seen as out of character to surrounding properties.
In this instances both neighbours wanted to build at the same time and a number of other properties in the area had already carried out similar works to their homes, this meant that the character of the area had already change and we were also able to create matching dormers across both properties, retaining some of the symmetry of the existing homes. To reduce the bulk of the dormers our designers were asked by the council to step the external walls in to add some interest at second floor level. The space created allowed us to create an additional bedroom with ensuite and dressing room along with the landing space being utilised as a home office.
