What we do in Woking
Our Woking work spans everything from straightforward Permitted Development loft conversions to more carefully considered extensions within one of the borough’s many conservation areas, plus projects affected by SANG mitigation requirements near the Thames Basin Heaths.
Planning permission in Woking
Most Woking lofts can be converted under Permitted Development, adding 40-50m³ of new living space without needing planning permission. Extensions and loft conversions within one of the borough’s 27 conservation areas, however, usually need a full planning application, with extra care given to rooflines, materials, and scale.
Properties within 5km of the Thames Basin Heaths Special Protection Area need SANG mitigation for any net new dwellings, which covers a large part of Woking borough — one of the first things we check on a project here.
The River Wey and Basingstoke Canal corridors carry flood constraints that can affect extension design near these waterways. Pre-application advice is available from the council, and we’d always recommend it for anything beyond a straightforward rear extension in these areas.
A recent Woking project
3-Metre Rear Extension, Woking, Surrey
Our clients wanted to create a more spacious and practical family home. Although the property already benefited from a previous two-storey extension, the ground floor still felt cramped and lacked the practical spaces the family needed. They wanted a larger kitchen and dining area, a better connection to the garden and more room for everyday family life.
The solution was a 3-metre full-width rear extension, creating a generous new kitchen and dining space with large sliding doors opening onto the garden. A large roof lantern brings natural light into the centre of the extension, helping the new space feel bright and open.
But the project wasn’t just about creating more living space. The new layout also allowed us to introduce a dedicated boot room with a dog shower, pantry, utility room and downstairs WC — giving the family the practical spaces they had been missing.
The result is a brighter, more spacious and much more functional family home, with a better balance between open-plan living and the practical spaces needed for everyday life.
