The Elmbridge 45-degree rule — and why it matters
Most councils apply the 45-degree overlooking test from the centre of the nearest rear-facing window on an adjoining property. Elmbridge applies it from the edge of that window. That single difference affects a significant number of designs. It means an extension that would be perfectly acceptable at Spelthorne or Runnymede may fall foul of the 45-degree rule at Elmbridge when properly calculated. We design with this in mind from the first sketch.
Extension depths in Elmbridge
Elmbridge’s depth guidance for rear extensions on semi-detached houses is 3 metres. Runnymede allows 3.5 metres. Spelthorne allows 4. If you have spoken to a builder or designer who told you 4 metres is fine — that may not be the case here. We check your specific parameters before any design begins.
