With 89 projects completed across KT12 our Walton experience covers the full range — single storey rear extensions, double storey rear and side extensions, loft conversions, wrap-around extensions and full ground floor reconfigurations. This project illustrates the brief we hear most often from Walton families. The clients had recently purchased a four bedroom detached house on Sidney Road — a well-proportioned property but outdated, and with a ground floor that did not work for a family with young children. They had moved from a completed and modernised home and wanted to get the new house right quickly rather than living through a long period of planning and construction uncertainty.
The ground floor had four good bedrooms, which was not the issue. What it lacked was the kind of connected, flexible family space that young children need — somewhere the whole family could be together, somewhere the children could play while dinner was being made, and somewhere the adults could sit separately once the children were in bed.
We designed a full-width rear extension of nearly 12 metres in width and 4.5 metres in depth. Given the depth, we submitted this under a prior approval application rather than a full planning application. Prior approval applications for larger home extensions are assessed by the council within 42 days — compared to the eight weeks typical for a full planning application — which suited the clients’ need to move quickly. The application was approved.
The extension was designed specifically around light and separation. Two sets of sliding doors open onto the rear garden, and two large roof lanterns draw natural light deep into the space. The main room is a generous open-plan kitchen, dining and family area — the kind of space where children can be supervised while cooking is happening and where the whole family can eat together. A separate snug was
created to one side, accessed from the family room through sliding doors. This gives the family what most open-plan extensions miss: the option to close a door and have a quiet space separate from the main activity of the house. To the front of the ground floor the existing well-proportioned sitting room was retained — another separate space for more formal or adult use. A WC and utility room were also incorporated into the new layout.
The result is a ground floor that gives a young family every kind of space they need at different times of day — together, separated, quiet, active — without adding a single bedroom to a house that already had four good ones.

Planning permission for extensions in Walton-on-Thames
Walton-on-Thames falls under Elmbridge Borough Council. In our experience Elmbridge is one of the stricter planning authorities in Surrey, with tighter extension depth guidance and a more precise application of the 45-degree rule than most neighbouring councils.
For rear extensions on semi-detached houses Elmbridge’s guidance is 3 metres in depth. Elmbridge also applies the 45-degree overlooking test from the edge of the nearest window on an adjoining property rather than the centre — a distinction that affects design decisions on many Walton plots.
Within Walton itself the Walton Riverside and Walton Town Centre conservation areas apply to properties in certain parts of the town. Conservation area status does not prevent extension work but places additional emphasis on design quality and the relationship with neighbouring buildings and the street scene.
