Home extensions in Surbiton

We have completed 55 home extension and loft conversion projects across Surbiton, covering the KT5 and KT6 postcodes.

Fluent Architectural Design Services has been working with Surbiton homeowners since 2014 and has built a depth of local knowledge in this area that goes beyond general Surrey experience.

Surbiton is a predominantly residential area with a strong stock o  semi-detached houses alongside a good number of larger detached properties. Surbiton is one of our most active areas — and one where we have built up real street-level knowledge over the years.

In the Berrylands area alone — on roads including Elgin Avenue and Rayburn Avenue — we have worked on nine properties. That is the kind of local depth that makes a real difference when it comes to design and planning.

What we do in Surbiton

Our Surbiton projects range from single storey rear extensions to full combinations of ground floor and loft work. The most common brief? A family who love where they live but have outgrown their home. They want to stay — but they need more space, a better layout, and a ground floor that works for how they actually live.

We hear that story a lot. And we are good at solving it.

Planning in Surbiton

Surbiton falls under the Royal Borough of Kingston upon Thames. Kingston has some planning rules that are specific to the borough — and worth knowing before you start designing.

Hip to gable loft conversions need a tile-hung finish on the new gable end. Kingston classifies this as a roof extension, not a wall extension — so the finish must match the roof, not the house. This is different from every neighbouring borough.

Kingston also has a policy on piggyback roof extensions — a form of loft conversion that raises the ridge height to create significantly more space than a conventional conversion. On the right property, this can create two bedrooms and a shower room.

Berrylands — a local note worth knowing

If your home is in the Berrylands area, it may fall within a Local Area of Special Character. Berrylands Road carries this designation within the Royal Borough of Kingston. It is not the same as a conservation area, but it does mean the design, scale and materials of any new extension need to respect the character of the surrounding streets. Our team checks this as standard.

A recent Surbiton project

Kings Drive, Surbiton, KT5

A three-bedroom semi-detached house. Very typical of the area. Two children — and the classic problem. One gets the big double, the other gets the box room. The husband works from home three days a week. The family needed more space, but they did not want to move.

We designed a double side extension combined with a single storey rear extension. The result transformed the house — upstairs and down.

On the first floor, we extended the smaller bedroom into the side extension to create a proper double. A dressing room was added between the two children’s rooms. The family bathroom was reconfigured into an en-suite. A shower room and a dedicated study were tucked into the quieter end of the house — perfect for working from home away from the noise of family life.

Downstairs, the rear extension opened everything up. Open-plan kitchen, dining and family room. A separate snug. A utility room. A sitting room at the front for quieter moments.

Every room now has a purpose. The house works for everyone in it. And nobody had to move. See more of our extension projects

Frequently asked questions

A standard loft conversion is often achievable under Permitted Development, subject to size limits. Hip to gable conversions in Kingston have a specific requirement — the new gable end must have a tile-hung finish, since the council treats this as part of the roof, not the wall. We confirm your exact position at the free consultation.

It’s a Kingston designation — not the same as a conservation area — that means the design, scale and materials of a new extension need to respect the character of the surrounding streets. Berrylands Road carries this designation, so it’s one of the first things we check for a project in that part of Surbiton.

Yes. A piggyback roof extension raises the ridge height to create significantly more usable space than a standard loft conversion — on the right property, enough for two bedrooms and a shower room. It’s a form of development Kingston accommodates more readily than many neighbouring boroughs.

Kingston requires the new gable end on a hip-to-gable loft conversion to have a tile-hung finish, matching the roof rather than the house walls. This is a borough-specific policy, confirmed by our planning team, and it catches homeowners out if they’re not aware of it in advance.
