This one means a lot to us. Our clients came to us after a neighbour — a previous Fluent client — recommended us. And they came with a story we hear more often than we should.

They had a budget of £150,000. They had already worked with another architectural firm. Plans had been drawn. Builders had been approached. And those builders had come back with quotes of over £250,000.

The original design looked great on paper. But it involved removing most of the existing side and rear walls — dramatically increasing structural complexity and cost. Nobody had told the clients what it would actually cost to build.

We did things differently. Before they even formally instructed us, we produced initial sketches and a budget build cost. We wanted them to feel confident — to trust us — before they committed again. The simplified design kept more of the existing structure intact. Some pillars were retained to carry existing steel beams. The saving was significant.

The existing ground floor had a small WC at the rear, a dark kitchen, and spaces that did not invite you in. Our solution was straightforward: move the WC and utility room into the darker middle of the house, and free the rear extension entirely for the spaces that deserve the most light.

The new kitchen has an island, a dining area and a sitting area leading to the garden. To bring natural light deep into the space we designed a tri-pitched roof with a flat central section — and into that flat section we installed a large roof lantern. Light from above. Bright, warm and welcoming.

The virtual reality experience then helped the client visualise the project, giving them the confidence to move forward with their final design.

The project was completed by one of our recommended builders — within the £150,000 budget we set before we were even instructed.

Honest advice on budget — before design begins

We raise this here because St Winifred’s Road is not unusual. We meet homeowners regularly who have received plans they love, approached builders, and been shocked by the cost.

The gap between a design and its build cost is one of the most common problems in this industry. We tackle it early. We talk about what buildings cost to build in this area before significant design work begins. Where there is a gap between budget and brief, we say so — and we work with clients to find the design that delivers the most important elements within what they have available.

It is not always what people want to hear at the start. But it is far better than finding out six months later.

Teddington falls under the London Borough of Richmond upon Thames. The conservation area picture is mixed. Teddington High Street and Teddington Lock both carry conservation area status. But many of the residential streets away from the town centre are not in a conservation area, and permitted development rights apply more freely.
