Our clients wanted to modernise their home while keeping what made it special. They had a wish list: a large open-plan kitchen and dining space, a flexible office and guest room, a master bedroom suite, and a better connection to the garden.
The existing house had potential that was not being used. A dated sunroom with limited garden views. An underused garage. A large storeroom taking up valuable space.
Rather than extending across the full rear of the property, we took a smarter approach — opening the dated sunroom into the lounge to create a bright, open living area with a much better outlook onto the garden, and reworking the underused garage and storeroom space to deliver the flexible office, guest room and master suite the family were after.
We have also converted a number of Sunbury garages into proper living space in their own right, alongside rear and side extensions on the same properties — a popular option here where the plot doesn’t naturally suit a large rear extension.
Planning permission in Sunbury
Sunbury-on-Thames falls under Spelthorne Borough Council. Many single storey rear extensions, side extensions and garage conversions qualify under Permitted Development, subject to size limits. Since 2025, Spelthorne has significantly increased its submission requirements — every application now needs a completed Climate Change Checklist and evidence on Sustainable Drainage, plus a Design Code Checklist, even for modest single storey extensions.
